New Panat­toni Park to be built in the south of Berlin

Panat­toni, the lead­ing project devel­op­er for indus­tri­al and logis­tics prop­er­ties in Europe, is build­ing a mod­ern and pio­neer­ing con­struc­tion project in Halbe, Bran­den­burg. The new Panat­toni Park Berlin Süd II will be built with­out pre­vi­ous­ly arranged ten­ants and with a par­tic­u­lar focus on sus­tain­abil­i­ty. The com­ple­tion is slat­ed for the end of 2024. 

The objec­tive of the project is to devel­op a mod­ern and sus­tain­able com­mer­cial prop­er­ty with a high degree of flex­i­bil­i­ty and third-par­ty usabil­i­ty. To this end, Panat­toni is erect­ing two build­ings that will offer a total usable sur­face area of approx. 56,500 m² on two plots with a total sur­face area of around 102,000 m². Of that, 49,300 m² are ware­house space, 3,000 m² are office use space and 4,200 m² are mez­za­nine space. The build­ing has an effec­tive height of 10 m (to bot­tom of gird­ers). 14 lor­ry and 211 pas­sen­ger vehi­cle park­ing spaces will be avail­able to the future ten­ants on the out­door premises.

The Panat­toni Park in Halbe, Bran­den­burg, is locat­ed in a com­mer­cial area in the north­east of the munic­i­pal­i­ty and has a very good con­nec­tion to the A13 motor­way exit only 2 km away which can be reached with­out dri­ving through any towns, and state road L74. The Berlin Bran­den­burg air­port (BER) is less than 25 min­utes by car.

While devel­op­ing the project, Panat­toni is focus­ing par­tic­u­lar­ly on the aspect of sus­tain­abil­i­ty and plans to obtain at least the DGNB Gold Cer­ti­fi­ca­tion for the prop­er­ty. A num­ber of mea­sures are planned in order to achieve this goal, like the instal­la­tion of a pho­to­volta­ic sys­tem (PV), a green roof above the mez­za­nine spaces, smart meter­ing, fos­sil-free heat­ing of the entire build­ing with the help of a heat pump, a well-being area for employ­ees, the use of rain­wa­ter to irri­gate the out­door instal­la­tions and flush­ing toi­lets, charg­ing sta­tions for elec­tric cars and nat­ur­al design of the out­door areas. The devel­op­er will also equip one of the hall struc­tures with WGK foil (water pol­lu­tion class) to allow the stor­age of goods with spe­cial requirements.

The May­or of the Munic­i­pal­i­ty of Halbe, Ralf Kun­ze, says the fol­low­ing about the new con­struc­tion project, “We are very hap­py that such an impor­tant project devel­op­er like Panat­toni is going to build its Panat­toni Park Berlin Süd II here in Halbe. The con­ver­sa­tions in the past few months have been char­ac­terised by trust and mutu­al under­stand­ing. The focus on sus­tain­abil­i­ty, the insight into peo­ple and their needs here in our rur­al region as well as con­tem­po­rary and fair views on how to design work impressed us.”

Alexan­der Gall­rein, Spokesper­son for Wirtschafts­förderung Bran­den­burg (WFBB), empha­sised, “Bran­den­burg is an inter­na­tion­al­ly in-demand invest­ment loca­tion. Our strong advan­tage as a loca­tion lies in attrac­tive indus­tri­al and com­mer­cial sites like the one Panat­toni is devel­op­ing in Halbe. In par­tic­u­lar, the top­ic of sus­tain­abil­i­ty is cen­tral here. That aligns excel­lent­ly with the State of Brandenburg’s com­mer­cial space con­cept which also focus­es on this fac­tor. We look for­ward to the con­tin­ued collaboration.”

Panat­toni plans to sub­mit the appli­ca­tion for the build­ing per­mit in the sec­ond quar­ter of 2023 and the start of con­struc­tion is slat­ed for the fourth quar­ter of 2023. The new struc­ture is ulti­mate­ly expect­ed to be com­plet­ed in the fourth quar­ter of 2024.
