New Panattoni Park to be built in the south of Berlin

Panattoni, the leading project developer for industrial and logistics properties in Europe, is building a modern and pioneering construction project in Halbe, Brandenburg. The new Panattoni Park Berlin Süd II will be built without previously arranged tenants and with a particular focus on sustainability. The completion is slated for the end of 2024.
The objective of the project is to develop a modern and sustainable commercial property with a high degree of flexibility and third-party usability. To this end, Panattoni is erecting two buildings that will offer a total usable surface area of approx. 56,500 m² on two plots with a total surface area of around 102,000 m². Of that, 49,300 m² are warehouse space, 3,000 m² are office use space and 4,200 m² are mezzanine space. The building has an effective height of 10 m (to bottom of girders). 14 lorry and 211 passenger vehicle parking spaces will be available to the future tenants on the outdoor premises.
The Panattoni Park in Halbe, Brandenburg, is located in a commercial area in the northeast of the municipality and has a very good connection to the A13 motorway exit only 2 km away which can be reached without driving through any towns, and state road L74. The Berlin Brandenburg airport (BER) is less than 25 minutes by car.
While developing the project, Panattoni is focusing particularly on the aspect of sustainability and plans to obtain at least the DGNB Gold Certification for the property. A number of measures are planned in order to achieve this goal, like the installation of a photovoltaic system (PV), a green roof above the mezzanine spaces, smart metering, fossil-free heating of the entire building with the help of a heat pump, a well-being area for employees, the use of rainwater to irrigate the outdoor installations and flushing toilets, charging stations for electric cars and natural design of the outdoor areas. The developer will also equip one of the hall structures with WGK foil (water pollution class) to allow the storage of goods with special requirements.
The Mayor of the Municipality of Halbe, Ralf Kunze, says the following about the new construction project, “We are very happy that such an important project developer like Panattoni is going to build its Panattoni Park Berlin Süd II here in Halbe. The conversations in the past few months have been characterised by trust and mutual understanding. The focus on sustainability, the insight into people and their needs here in our rural region as well as contemporary and fair views on how to design work impressed us.”
Alexander Gallrein, Spokesperson for Wirtschaftsförderung Brandenburg (WFBB), emphasised, “Brandenburg is an internationally in-demand investment location. Our strong advantage as a location lies in attractive industrial and commercial sites like the one Panattoni is developing in Halbe. In particular, the topic of sustainability is central here. That aligns excellently with the State of Brandenburg’s commercial space concept which also focuses on this factor. We look forward to the continued collaboration.”
“We are certain that the development in Halbe is a pioneering project for the region. We place great value on the constructive collaboration and cooperation with the community regarding the development in order to take all of the local requirements into account to be able to provide an ideal solution for the area and the companies that establish themselves,” says Fred-Markus Bohne, Managing Partner at Panattoni Germany and Austria.
Panattoni plans to submit the application for the building permit in the second quarter of 2023 and the start of construction is slated for the fourth quarter of 2023. The new structure is ultimately expected to be completed in the fourth quarter of 2024.
