Panattoni realises first project in Austria

Panattoni, the leading project developer for commercial properties in Europe is announcing the purchase of a property for the development of a technology and business park focused on the local economy in Leibnitz and Styria and will be its first project in Austria. The completion of the first lots is planned for Q4 of 2023 and the overall completion is slated for Q2 2024.
The Panattoni Park Graz Süd will be constructed on a 100,000 m² property in Hasendorf in the market community of Wagna in Southern Styria without previously arranged tenants. Soon, 48,000 m² of usable surface area and 7,200 m² of office and social space will be available to potential users. To offer the up to 400 potential employees an attractive workplace, a kiosk, bus stop and parking spaces with natural shade and electric vehicle charging stations will be constructed outside on the premises. Panattoni places value on a high degree of third-party usability for a wide range of user groups when developing its projects and focuses particularly on sectors that have already been established in the region like automotive, high-tech, foodstuffs and pharma.
The new development will be constructed in one of the emerging economic regions in Austria along the Graz-Maribor line and is in an excellent locale not only due to its geopolitical location in the centre of Europe, in the immediate vicinity of the growth markets in Central and Eastern Europe, but also because of the direct connection to the A9 federal motorway.
In terms of sustainable and resource-saving development, Panattoni is aiming to obtain certification of the new development according to the German Sustainable Building Council (DNBG) gold standard. To this end, the project developer plans to install a photovoltaics system on the roof and plant vegetation on the roof and facade. To further meet the needs of the energy revolution, a biomass power plant will be erected on the premises as an alternative to conventional gas heating. Furthermore, Panattoni believes in promoting local value creation and will award contracts to local companies seated in Southern Styria throughout the course of the approximately 60 million euro project.

The construction work for the Panattoni Park Graz Süd will start in March 2023; the first lots are slated to be completed in Q4 2023. The developer plans to complete the entire project in Q2 of 2024.
CBRE and Schlager have been commissioned for the leasing of the project.
