Panat­toni realis­es first project in Austria

Panat­toni, the lead­ing project devel­op­er for com­mer­cial prop­er­ties in Europe is announc­ing the pur­chase of a prop­er­ty for the devel­op­ment of a tech­nol­o­gy and busi­ness park focused on the local econ­o­my in Leib­nitz and Styr­ia and will be its first project in Aus­tria. The com­ple­tion of the first lots is planned for Q4 of 2023 and the over­all com­ple­tion is slat­ed for Q2 2024.

The Panat­toni Park Graz Süd will be con­struct­ed on a 100,000  prop­er­ty in Hasendorf in the mar­ket com­mu­ni­ty of Wagna in South­ern Styr­ia with­out pre­vi­ous­ly arranged ten­ants. Soon, 48,000  of usable sur­face area and 7,200 m² of office and social space will be avail­able to poten­tial users. To offer the up to 400 poten­tial employ­ees an attrac­tive work­place, a kiosk, bus stop and park­ing spaces with nat­ur­al shade and elec­tric vehi­cle charg­ing sta­tions will be con­struct­ed out­side on the premis­es. Panat­toni places val­ue on a high degree of third-par­ty usabil­i­ty for a wide range of user groups when devel­op­ing its projects and focus­es par­tic­u­lar­ly on sec­tors that have already been estab­lished in the region like auto­mo­tive, high-tech, food­stuffs and pharma.

The new devel­op­ment will be con­struct­ed in one of the emerg­ing eco­nom­ic regions in Aus­tria along the Graz-Mari­bor line and is in an excel­lent locale not only due to its geopo­lit­i­cal loca­tion in the cen­tre of Europe, in the imme­di­ate vicin­i­ty of the growth mar­kets in Cen­tral and East­ern Europe, but also because of the direct con­nec­tion to the A9 fed­er­al motorway. 

In terms of sus­tain­able and resource-sav­ing devel­op­ment, Panat­toni is aim­ing to obtain cer­ti­fi­ca­tion of the new devel­op­ment accord­ing to the Ger­man Sus­tain­able Build­ing Coun­cil (DNBG) gold stan­dard. To this end, the project devel­op­er plans to install a pho­to­voltaics sys­tem on the roof and plant veg­e­ta­tion on the roof and facade. To fur­ther meet the needs of the ener­gy rev­o­lu­tion, a bio­mass pow­er plant will be erect­ed on the premis­es as an alter­na­tive to con­ven­tion­al gas heat­ing. Fur­ther­more, Panat­toni believes in pro­mot­ing local val­ue cre­ation and will award con­tracts to local com­pa­nies seat­ed in South­ern Styr­ia through­out the course of the approx­i­mate­ly 60 mil­lion euro project.

A pio­neer­ing, sus­tain­able, ener­gy-effi­cient and green tech­nol­o­gy park is being erect­ed in our munic­i­pal­i­ty and it will cer­tain­ly have a pow­er­ful impact on the indus­tri­al build­ing cul­ture in the region. The Mar­ket Com­mu­ni­ty of Wagna is hap­py and proud of this new project.”

Jür­gen Win­kl­bauer, Man­ag­ing Direc­tor at Panat­toni Aus­tria, announces: “Styr­ia is one of Austria’s most impor­tant eco­nom­ic regions and is there­fore an attrac­tive loca­tion for many com­pa­nies. How­ev­er, the hotspot region is also fac­ing high demand for high-qual­i­ty lots. With the devel­op­ment of the busi­ness park in Leib­nitz, we are respond­ing to that need and pro­vid­ing future users mod­ern lots in an excel­lent location.”

The con­struc­tion work for the Panat­toni Park Graz Süd will start in March 2023; the first lots are slat­ed to be com­plet­ed in Q4 2023. The devel­op­er plans to com­plete the entire project in Q2 of 2024.
